STL Property Walks provides property walkthroughs, documentation, and analysis for informational purposes only. All estimates, reports, videos, and other materials produced by STL Property Walks are based on observational assessments and publicly available data.

We do not provide professional appraisals, home inspections, or engineering reports.

Any repair estimates, market analysis, or After Repair Value (ARV) calculations are general estimates and should not be relied upon as definitive or final valuations.

Clients are solely responsible for conducting their own due diligence, including obtaining professional inspections, contractor quotes, and financial analysis before making any investment decisions.

STL Property Walks shall not be held liable for any errors, omissions, or reliance on the information we provide.

2. No Home Inspections or Structural Assessments

STL Property Walks is not a licensed home inspector, engineer, or contractor. We do not conduct professional home inspections, structural assessments, or environmental evaluations.

Clients are responsible for hiring licensed professionals to assess the condition of any property before purchase.

STL Property Walks assumes no liability for hidden defects, undisclosed damages, or conditions that may not be visible during a walkthrough.

Clients understand and acknowledge that our services are not a substitute for a licensed home inspection or professional property evaluation.

3. No Financial, Investment, or Legal Advice

STL Property Walks does not provide:

Legal advice regarding contracts, title issues, or property disputes.

Financial advice regarding real estate investments, funding options, or loan products.

Investment advice on whether a property is a good or bad deal.

All decisions made by clients are at their own discretion and risk. Clients should consult with their own attorney, financial advisor, CPA, real estate agent, or investment professional before making any property-related decisions.

STL Property Walks is not liable for financial losses, contractual issues, or legal disputes resulting from real estate transactions.

4. No Guarantees or Warranties

To the fullest extent permitted by law, STL Property Walks provides all services “as is” and “as available” without warranties or guarantees of any kind, including but not limited to:

No guarantees that a property will increase in value, generate rental income, or be profitable.

No warranties regarding the accuracy, completeness, or reliability of any estimates, reports, or market data.

No assurances that a property will not have undisclosed damage, liens, or legal encumbrances.

STL Property Walks shall not be liable for any losses, miscalculations, or reliance on the information we provide.

5. Client Responsibility and Due Diligence

Clients acknowledge and agree that:

They are fully responsible for verifying property conditions, ownership details, zoning restrictions, and other critical factors before making a purchase.

STL Property Walks does not verify the accuracy of third-party data, including but not limited to MLS listings, tax records, public filings, or owner disclosures.

Any decisions regarding purchasing, wholesaling, flipping, or holding a property are made solely by the client at their own risk.

STL Property Walks is not responsible for any errors, inaccuracies, or omissions in third-party data sources.

6. Liability Waiver

All clients are required to sign a liability waiver before participating in any on-site property walkthrough conducted by STL Property Walks.

By participating in a property walkthrough, clients:

Acknowledge the inherent risks associated with entering vacant, distressed, or occupied properties.

Agree to assume all risks related to personal injury, property damage, and unforeseen hazards.

Release STL Property Walks from all liability for injuries, accidents, or damages occurring during or after a walkthrough.

Failure to sign the required waiver will result in denial of service.

7. Third-Party Data and Errors

STL Property Walks relies on third-party sources for certain market data, property details, and valuation estimates. We do not control, verify, or guarantee the accuracy of:

MLS data, tax records, public property filings

City or county permit history

Rental market analysis, comp sales, or projected ARV

STL Property Walks is not responsible for errors, outdated information, or inaccuracies in third-party data. Clients should independently verify all property details before making investment decisions.

8. Missouri Jurisdiction and Compliance

STL Property Walks operates exclusively in the state of Missouri. All services, contracts, and legal agreements are governed by Missouri law.

STL Property Walks does not guarantee compliance with out-of-state laws or real estate regulations.

Clients conducting transactions outside of Missouri must comply with all applicable state, federal, and local laws governing real estate transactions in their jurisdiction.

Any legal disputes involving STL Property Walks shall be resolved exclusively in the courts of Missouri.

9. No Endorsement or Affiliation

STL Property Walks does not endorse, guarantee, or vouch for any third-party vendors, contractors, or service providers that may be mentioned in our reports or recommendations.

Clients are responsible for vetting and hiring their own inspectors, contractors, title companies, and financial institutions.

STL Property Walks is not liable for work performed, fees charged, or disputes arising from third-party service providers.

10. Assumption of Risk

Clients acknowledge and agree that real estate investing involves inherent risks, including but not limited to:

Market fluctuations, changes in interest rates, or local economic conditions that may affect property value.

Potential structural, environmental, or zoning issues that may not be visible or disclosed.

Risks associated with vacant, distressed, or occupied properties, including potential hazards such as mold, pests, vandalism, or unlawful occupants.

By using STL Property Walks’ services, clients voluntarily assume all risks associated with real estate transactions and agree that STL Property Walks shall not be held liable for any unexpected property conditions, financial losses, or legal disputes.

11. Force Majeure Clause

STL Property Walks shall not be liable for failure to perform its obligations under this Disclaimer or any service agreement due to circumstances beyond its control, including but not limited to:

Acts of God, natural disasters, or severe weather conditions.

Government regulations, legal restrictions, or pandemic-related shutdowns.

Labor strikes, supply chain disruptions, or technological failures.

Acts of third parties, including cyber-attacks, fraud, or theft.

If any such event occurs, STL Property Walks reserves the right to reschedule, cancel, or modify services without liability.

12. Indemnification and Hold Harmless Agreement

To the fullest extent permitted by law, clients agree to indemnify, defend, and hold harmless STL Property Walks, its owners, employees, agents, and affiliates from any and all:

Claims, lawsuits, demands, or legal actions brought by third parties.

Losses, damages, liabilities, or expenses, including attorney fees.

Personal injury, death, or property damage occurring during a walkthrough or as a result of reliance on STL Property Walks’ reports or services.

This indemnification applies regardless of whether such claims arise from negligence, errors, omissions, or unforeseen circumstances.

13. Limitation on Claims and Statute of Limitations

Any claim, legal action, or proceeding against STL Property Walks must be initiated within one (1) year from the date the service was provided.

Claims brought after one year shall be permanently barred.

Clients waive any rights to extended statutes of limitations under state or federal law.

This provision ensures that STL Property Walks is not subject to indefinite legal claims.

14. Severability and Non-Waiver

If any provision of this Disclaimer is found to be unenforceable or unlawful, the remaining provisions shall remain in full effect.

Failure by STL Property Walks to enforce any provision shall not be deemed a waiver of its rights to enforce those terms at a later date.

15. Client Acknowledgment and Agreement

By using STL Property Walks’ website or services, the client acknowledges that:

They have read, understood, and agreed to this Disclaimer in full.

They understand that STL Property Walks is not responsible for investment outcomes or property conditions.

They voluntarily waive any claims against STL Property Walks to the fullest extent permitted by law.

This final acknowledgment section further solidifies that clients accept full responsibility and agree to STL Property Walks’ legal protections before using its services.
